Mazza Gallerie Mall Redevelopment Secures Financing, Retail Looks to Open in 2025

Developer Tishman Speyer has secured financing to reimagine the Mazza Gallerie mall in Friendship Heights (map) as a residential development.
The developer announced Thursday that it had secured $150 million in construction financing from RBC Capital Markets, as well as all permits necessary to turn the former mall into a 7-story, 325-unit apartment project with four levels of below-grade parking. Demolition on the project began earlier this year.

The project, designed by Danish architect 3XN, will have an undulating facade along Wisconsin Avenue, and the units will range from studios to two-story townhouses to terrace penthouses. Resident amenities will include a courtyard pool and sundeck, a golf simulator, and a landscaped roof deck with a large event space and demonstration kitchen.
Expected to open in 2025, there will be 20,000 square feet of new ground floor retail along Wisconsin Avenue with a focus on boutique stores and a mix of fast casual and full-service food offerings. TJ Maxx will remain on-site and anchor the mall’s 70,000-square-foot retail concourse. Willard Retail is advising on the retail component of the redevelopment.
