A large redevelopment is on the boards for the YMCA in Virginia Square, UrbanTurf has learned.
On behalf of the YMCA, Orr Partners has filed plans with Arlington County proposing to redevelop its location at 3400 13th Street N (map) with a new 88,815 square foot recreational facility and a six-story, 374-unit residential building.

The development would be the third and final new project surrounding the Ball Family Burial Grounds, the others being the 160-unit affordable American Legion redevelopment and an approved 255-unit development at Washington Boulevard and N Kirkwood.
Due to the grade of the site, the residential and recreation buildings will have 330 and 315 respective parking spaces on below- and above-grade levels. The rec building will also have a two-story natatorium with a below-grade pool and will have racketball and tennis courts.
Republic Properties is a development partner and heads an LLC contract-purchasing the property; Perkins Eastman is the architect.
