DDOT May Be Headed to New Navy Yard Headquarters: Figure 1

Ground has not yet broken on the office building planned at 250 M Street SE (map), but it might already have a tenant. The Department of General Services has announced its intent to lease office space at the new buiding for the District Department of Transportation's (DDOT) new headquarters.

DDOT would lease 145,000-165,000 square feet of space for 15 years with an option to renew for an additional five years. WC Smith was granted zoning approval for the office building ten years ago and DDOT is currently headquartered a block away at 55 M Street SE.

In order to ensure the building is constructed based on current market conditions and DDOT's needs as the lone office tenant, WC Smith will file an application to modify the previously-approved planned-unit development (PUD) this summer. The application would request to reduce the building height from 130 feet to 108 feet, putting it at nine stories. The application would also seek to reduce the parking from 197 spaces across four below-grade levels to 177 spaces across three below-grade levels.

The amount of ground-floor retail space, which ANC commissioner Meredith Fascett reported would be used for a transit store, would be reduced to allow DDOT to create a conference room in the southeast corner.

If all goes according to schedule, the applicant is hoping to get the necessary approvals and break ground by next January, enabling DDOT to move in by early 2021.
