Mall Conversions, Trader Joe's And The Thousands Of Units Coming To Friendship Heights

Today, UrbanTurf takes a look at the residential projects in the works on the Maryland and DC sides of the Friendship Heights neighborhood, which includes a new grocery store for the neighborhood and a soon-to-deliver mall conversion.

5500 Wisconsin Avenue

Carr Companies and Donohoe are working on a mixed-use development that will replace the 44,700 square-foot retail structure that was previously home to Brooks Brothers and Saks Jandel at 5500 Wisconsin Avenue (map). The proposed development would have two seven-story "shoulders" flanking an 18-story tower, delivering up to 300 rental apartments above up to 11,000 square feet of retail.

The Courtyard by Marriott hotel will remain and a 47 foot-wide woonerf, or a curbless pedestrian-friendly right-of-way, will run between the hotel and the new building. SK+I Architecture is the designer, and SpringHarbor Financial Group and Kruger Real Estate are also investors on the project. 


Lisner-Louise Dickson-Hurt Home Senior Housing

Urban Atlantic is nearing completion on a proposed addition to the Lisner-Louise Dickson-Hurt Home at 5425 Western Avenue NW (map) enabling a senior apartment building on the 5.4-acre site. The addition will be four stories tall and deliver up to 93 affordable one-bedrooms. Wiencek + Associates is the architect.

A Grocer at the Chevy Chase Pavilion

Clarion Partners, the owner of the Chevy Chase Pavilion along Wisconsin Avenue (map), is in the process of bringing a Trader Joe's to the former mall. The new store will occupy approximately 18,000 square feet in the former H&M space in the mall, but an opening date has yet to be set.

The Residences At Mazza

Tishman Speyer announced earlier this month that its reimagination of the Mazza Gallerie mall (map) as a residential development has begun pre-leasing. UrbanTurf has also learned that Total Wine & More and TJ Maxx will be opening at the 7-story, 321-unit apartment project along Wisconsin Avenue at the end of the summer. 

When complete, the project, designed by Danish architect 3XN, will have an undulating facade along Wisconsin Avenue, and the units will range from studios to three-bedroom homes, including 12 duplex townhouses and 29 penthouses with private terraces. Resident amenities include a courtyard pool and sundeck, a golf simulator, and a landscaped roof deck with a large event space and demonstration kitchen.

There will also be 20,000 square feet of new ground floor retail along Wisconsin Avenue with a focus on boutique stores and a mix of fast casual and full-service food offerings.

Friendship Center Redevelopment

Federal Realty is still in the early stages of redeveloping Friendship Center, which houses DSW, Maggiano's, Marshalls, and the former Nordstrom Rack space at 5333 Wisconsin Avenue NW (map)

The plans are for a 310-unit residential development above 12,000 square feet of retail. Designed by Shalom Baranes and landscape architect Gustafson Guthrie Nichol, the building is expected to employ biophilic design principles like greening on balconies. Fifteen percent of the residential space will be affordable to households earning up to 60% of median family income.


Fox 5 Headquarters Redevelopment

Donohoe has building permits in hand to construct a six-story, 210-unit project at 5151 Wisconsin Avenue NW (map), the former WTTG-Fox 5 headquarters. The development will include a 1,700 square-foot retail or restaurant space at Wisconsin Avenue and Harrison Street, along with 86-167 vehicular parking spaces and at least 71 long-term bicycle spaces. Torti Gallas Urban is the architect.

4201 Garrision

Donohoe has another multi-family residential project in the works just behind the project above. 

The developer filed a planned unit development (PUD) application with DC last year for a 127-unit residential project at 4201 Garrison Street NW (map) just off Wisconsin Avenue. 

The five-story story building will have a mix of one- and two-bedroom units and a penthouse level with approximately 500 square feet of amenity space and an outdoor terrace. The development, designed by Torti Gallas Urban, will have an underground parking garage with 82 parking spaces, as well as six short-term and 38 long-term bicycle parking spaces.
