Clarendon's 10th Street Flats Mixed-Use Development Gets Go-Ahead from Arlington

A five-story, 135-unit mixed-use project planned for Clarendon received a go-ahead from the Arlington County Board on Saturday, according to a news release. Clark Realty Capital is working with Bonstra Haresign Architects on the project.
10th Street Flats, located at the southwest corner of 10th Street North and North Highland Street in Arlington (map), will include a handful of unique live-work spaces intended for small business owners. The units combine a storefront with a mezzanine-level residential space. There are a total of nine of the live-work units in the project, comprising about 8,000 square feet of space. Those nine are in addition to the 135 standard residential units on the upper floors.

Altogether the project has 3,660 square feet of retail, 4,700 square feet of office space and 154 underground parking spots.
In the news release, Jay Fisette, the Arlington County Board chair, said the project fit well with the city’s plan for the bustling neighborhood.
“This project will bring a new kind of live-work option, six new affordable housing units, ground-floor retail and high-quality offices to the heart of Clarendon,” he said. “It will add to Clarendon’s vibrancy and attract the entrepreneurs and small businesses that help our community thrive.”
Arlington said the developer was allowed to add height and floors to the project in exchange for promising a LEED Gold certification for the building and including six affordable units. All 4,700 square feet of office space will house the Arlington-Alexandria Coalition for the Homeless (AACH), whose current space will be torn down to make way for the development.
