With an in-law suite and a master bedroom with its own sitting area, this five-bedroom colonial in 16th Street Heights could be a good fit for a family that can’t afford the prices in the upper reaches of NW. The listing is a few houses to the east of Rock Creek Park and half a block from 16th Street, so catching a bus downtown wouldn’t be too much trouble. The living room, dining room and kitchen are comfortable (unfortunately, the dining room table does not convey), but the remaining bedrooms do look small. A recent renovation resulted in refinished floors, a remodeled kitchen and restored historic doors in the house.

Our smallest property featured, the 1,352 square-foot home doesn’t have too much room to spare, but there is a decently-sized back patio space. The partially finished basement could be turned into a fourth bedroom, but at some point, the kitchen, bathrooms and carpeted floors might need updating.

The style of the five-bedroom listing feels country-like, with wood paneling in the family room and a large, traditional kitchen. The land slopes, so the lowest level of the home, which contains a family room, bedroom and full bath, opens up to the backyard. The remaining four bedrooms are on the top floor, and the master bedroom has a sitting room and a large bathroom.
