After being awarded the rights to acquire the approximately 20,000 square feet of city-owned land at 901 5th Street NW (map) by the Office of the Deputy Mayor for Planning and Economic Development (DMPED), Peebles Corporation is partnering with SBE and its subsidiary, Dakota Development, to develop the SLS Lux Hotel & Residences. The team, joined by Walker Group, MacFarlane Partners & WDG Architecture, will create a 250,000 square-foot building with 198 hotel rooms on the first eight floors and 59 condominiums on the top four floors. There will be 86 parking spaces.
Shared amenities will allow condo owners access to concierge services, a spa, and club and executive meeting areas, as well as preferred access to all worldwide SLS properties. The hotel will also contain an outdoor beer garden, living room-style lounge, rooftop lounge and a 7,000 square-foot restaurant, likely by frequent SLS partner Jose Andres. As part of the deal struck with the District, the Peebles Corporation will not only build affordable housing off-site in a seven-story building adjacent to 2100 Martin Luther King Jr. Avenue SE, but will also transform two Mt. Vernon Triangle parks — Milian Park and Seaton Park.
Details for this Monument Realty-led development at 6th and H Streets NW (map) are scarce, but the team has undergone a lengthy approval process with the Historic Preservation Review Board. The proposed project is an 11-story, 133-unit residential building, designed by Hickok Cole Architects. This will involve incorporating the existing townhouses at the site into a structure that adds additional studio, one-bedroom and two-bedroom units. The second floor will have a gym and other resident amenities, while an “Asian Living Arts Center” will also be constructed on-site as a cultural and educational center. There will also be a three-level underground parking garage with 100 parking spaces and a bicycle room with 64 spaces.
Equity Residential is repurposing the existing two-story auto shop and two 4-level rowhouses at 455 Eye Street NW (map) to create a 176,000 square-foot mixed-use building. There will be 176 residential units, 40,000 square feet of parking, and 2,300 square feet of retail with an outdoor seating area. Hickok Cole Architects designed both the interior and exterior of the building, which will include a club room, fitness center and business center. The project, under construction now, is scheduled to be completed in May 2017.
The Museum Square Apartments
The redevelopment of Museum Square is currently in limbo, as The Bush Companies are appealing a recent DC Superior Court decision that accused the company of unfairly inflating the building’s value when current residents of the Section 8 apartment complex tried to exercise their right to purchase the property.
Ultimately, The Bush Companies and WDG Architecture would like to construct two buildings on the site at 401 K Street NW (map). One would be a 14-story building with 450 apartments, while the second, fronting L Street, would be a 13-story building with 375 condominium units. The project would also create four levels of underground parking and 17,000 square feet of retail.
A component of the Mount Vernon Place development and partner to the Lyric Residences, Quadrangle Development Corporation is currently constructing another 324 apartments at 400 K Street NW (map). With architect DCS Design as a partner, the 14-story building will also furnish 13,500 square feet of retail and a 59,000 square feet of underground parking. Amenities will include a rooftop deck with pool and club room, second-floor terrace, dog spa and fitness center.
The Wilkes Company and Quadrangle Development Corporation are also partnering with Mount Carmel Baptist Church to develop The Cantata, a 324-unit residential building. Designed by SmithGroup JJR and located at 801 3rd Street NW (map), the project will also provide residents with a gym, rooftop swimming pool and other amenity spaces. The Church will also share the development’s garage parking and gain additional space for their programs. Twenty percent of the units will be earmarked as affordable. The building is anticipated to break ground this year.
Developer Habte Sequar and PGN Architects are set to construct a 14-story hotel and rental building at 303-317 K Street NW (map). The first eleven floors will be occupied by 200 hotel rooms, while the top three floors will contain 30 apartments. Forty-two parking spaces will be spread over two underground levels.
Later this spring or summer, Blue Skye Housing, Paramount Development and Ellisdale Construction will deliver a ten-story boutique apartment building 1031 4th Street NW (map). There will be 124 apartments, averaging 624 square feet, over approximately 6,810 square feet of retail space. There will also be 22 spaces of underground parking, a rooftop deck with canopies and other landscaped decks.
