The Maryland: 84 Luxury Condos, Where H Meets the Hill

Earlier this month, a brand new condominium development called The Maryland—located at 1350 Maryland Avenue NE (map), where H Street meets the Hill—launched its storefront sales center. The 84-unit luxury property is scheduled to be completed in March 2015.
The H Street Corridor is known for an expanding repertoire of restaurants, bars and music/art venues and this is the first condo building on the corridor to begin sales. As a large-scale and amenity-rich condo building with spacious units and both private and shared outdoor space, The Maryland has few local competitors.
Developers Valor Development and DBT Development Group have set early release prices for The Maryland condos in the low $300s for one bedrooms, the low $400s for one bedrooms plus dens and the low $500s for two bedrooms, but they intend to increase those prices as the property nears move-in dates. Units at The Maryland measure at 500 to 750 square feet for one bedrooms; 750 to 800 square feet for one bedrooms plus dens; and 950 to 1,000 square feet for two bedrooms. The building has an attended front desk (a rarity for neighborhood condo properties) as well as a lobby E-bar, featuring couches, a bar, TV and fireplace. The rooftop also features an expansive deck for grilling and gaming, open to all residents.
Early purchasers have the ability to customize their home in one of three finishes: contemporary light, contemporary dark and classic. Each home features hardwood floors throughout, solid wood cabinetry, recessed lighting, quartz countertops and custom closets. Many of the units feature private Juliet balconies, and garage parking is available for an additional cost.
The Maryland occupies the former location of Faith Bible Church, one block south of the soon-to-come DC Streetcar. Though The Maryland is positioned very close to H Street, the block has the residential feel of The Hill, and the brick exterior was designed in keeping with that feel. Nearby are venues like Rock & Roll Hotel and Atlas Performing Center; restaurants including Toki Underground, Smith Commons and Argonaut; and bars like Biergarten Haus, Vendetta and The Pug. Grocery stores include Giant and a soon-to-open Whole Foods, and Eastern Market's indoor market and weekly outdoor flea market are within walking distance.
The Maryland’s sales center, located at 1375 H Street NE, is currently open Mondays and Sundays noon-5pm, Tuesdays and Fridays 11am-6pm, Wednesdays 11am-7pm and Saturdays 11am-5pm. Though the property is not yet move-in ready, prospective buyers can visit a model one-bedroom home at the center.
