First Look at the Redevelopment of Frager's Hardware Site

UrbanTurf has received updated plans and the first images for the redevelopment of Frager’s Hardware on Capitol Hill.
The original plans for 1101-1117 Pennsylvania Avenue SE (map) from Perseus Realty and development partner Javelin19 included 40 to 50 condominium units, the return of Frager’s Harware to its original location, and two additional retail spaces.
Adam Peters, Perseus Realty’s head of development, now tells UrbanTurf that the plan is for 30-40 residential units, and that most of the condos will be larger two- and three-bedroom residences. There will be 35 underground parking spaces.

“We are focusing on units that will appeal to families and people who are downsizing from larger homes,” Peters said. The project, 1101 Penn, was designed by DC-based firm Hickok Cole Architects.
A DC institution, Frager’s Hardware was devastated by a fire that ravaged the store in 2013. The store owners previously agreed to sell the site to Roadside Development in 2014, but that deal fell apart last year. Perseus and Javelin19 closed on the site in late 2015.
Frager’s has signed a 25-year lease at the new development, but there are no plans in place yet for the other retail spaces. Last October, Peters said the development team envisions the spaces will be filled by a neighborhood restaurant and coffee shop.
The by-right development will need to go before the Historic Preservation Review Board, and currently, there is no set timeline in place for construction and completion. The development team is meeting with the community on Thursday night to discuss the new plans.
