The 317 Units and 116 Hotel Rooms Remaining for The Wharf and a Look at What Has Already Delivered

The Wharf opened to the public last October and now most of the residential development planned for this section of the waterfront between the Washington Channel and Maine Avenue, from 6th to 11th Streets SW (map) is complete. Below, UrbanTurf revisits what has already delivered and what residences are still on the boards.

Phase I:
VIO, a 12-story condominium development at 750 Water Street SW (map) is one of the projects that delivered last fall. The unit mix includes studios to three-bedrooms ranging from 480 to 2,650 square feet in size, including some with waterfront views and private elevators that lead to The Wharf promenade. The first phase of the 112-unit development, designed by Handel Architects and WDG Architects, sold out immediately.
Next door at 770 Maine Avenue SW (map), Incanto's 148 apartments are leasing and the District Hardware and Bike store on the ground floor is open (and selling Vigilante coffee). Incanto offers apartments ranging from studios to two-bedrooms. The building’s amenities include a 24-hour front desk concierge, a large fitness center, a resident lounge, a landscaped central courtyard with grills and fire pit, and access-controlled storage for personal items and bicycles.
While The Channel delivered last fall at 950 Maine Avenue SW (map), the project is not quite complete. Last month, the development team applied to have the approved use for penthouse space modified from a residential amenity to a restaurant/bar. The Office of Planning is not opposed to the plan, although it has requested more details.
As of now, the Perkins Eastman-designed building has 501 apartments above 6,000-seat music venue The Anthem and an additional 40,000 square feet of retail. Amenities include a one-acre courtyard on the sixth floor with an infinity pool, bocce courts, dog run and cabanas. Over one-third of the apartments are micro-units with built-in furniture.

Phase II
The second phase of The Wharf will be more centered on adding to the development's office space (nearly 550,000 square feet), retail (over 150,000 square feet) and open spaces, but there will also be a couple residential projects as well. Two levels of underground parking with an additional 846 vehicular and 680 bicycle spaces will also be delivered.
The Zoning Commission approved the planned-unit developments associated with the second phase late last year, making a way for the developers to begin breaking ground as soon as this summer once the entitlement process is complete. Buildings will start delivering in 2021 and 2022.
- Parcel 8
On Parcel 8, ODA has designed a 130 foot-tall, U-shaped building with 235 apartments and 116 hotel rooms. The unit mix includes 35 studios, 115 one-bedrooms and one-bedroom plus dens and 85 two-bedrooms and two-bedroom plus dens. Twenty-nine of the apartments will be set aside for households earning up to 30 percent of area median income (AMI), 24 will be for households earning up to 60 percent of AMI, and 67 will be workforce housing set aside for households earning up to 100 and 120 percent of AMI.
On the ground and cellar floors, the building will contain five retail spaces totalling 26,316 square feet. Amenities will include a fitness room, lounge and courtyard with pool on the second floor.
- Parcel 9
Next door at Parcel 9, Rafael Vinoly Architects has designed a 130 foot-tall condo building with 82 market-rate units atop over two spaces totalling 16,080 square feet of retail. The unit mix includes 8 studios, 9 one-bedrooms and one-bedroom plus dens, and 65 two-bedrooms, two-bedroom plus dens and three-bedrooms.
