Ten Years Later, Plans Move Forward For Large Courthouse Residential Project
Over a decade ago, the Arlington County Board approved a proposal to build a 12-story, 104-unit development at Fairfax Drive and N Courthouse Road, however little has happened with the project since.
Now, a new developer is moving forward with a denser plan for the site.
The FORTIS Companies has submitted plans for a 12-story, 166-unit development at 2025 Fairfax Drive (map). The unit mix will span from studios to two-bedrooms with dens; KGD Architecture is the designer. The application acknowledges some practical difficulties with the site that likely contributed to nothing being built, including its topography and geology.

The project would include a double-height lobby at Fairfax Drive and N Troy Street and an elevated rear courtyard, and there will also be 120 partially below-grade parking spaces and 68 resident bicycle spaces. The design is intended to incorporate Art Deco elements in reference to the adjacent historic multifamily buildings by Mihran Mesrobian.
The development team hopes to break ground next summer.
