Studios to Two-Bedrooms: A Look at Rental Rates Across DC

Analyses of apartment rents across the DC area are helpful in getting a general sense of the rental market, but they are often missing a critical metric that the everyday renter is looking for: the average rental rates by unit size for individual neighborhoods.
Apartments.com recently launched a new feature called Rental Market Snapshot, and the site provided UrbanTurf with a breakdown of rents by unit size for neighborhoods across the DC region as a supplement to the DC snapshot. Below is a table outlining average rents for studios, one-bedrooms and two-bedrooms in 11 DC area neighborhoods.

The table reveals that renters pay the highest premium, regardless of unit size, in Logan Circle, Shaw and Mount Vernon Triangle, and rents are lowest in Anacostia. The sample sizes for aggregate rents in Capitol Hill and Georgetown were too small to provide an accurate picture of rents in those neighborhoods. The snapshot reveals that rents across the city rose by just 1.4 percent between July 2014 and July 2015, thanks to an influx of supply.
The rental rates in the table above are weighted averages of market-rate apartment buildings with 5+ units that do not include student, senior, military, or corporate housing.
