Sales officially started this week at WY18, the 43-unit condominium project in the heart of Adams Morgan at 1801 and 1811 Wyoming Avenue NW (map), at the corner of 18th Street and Wyoming Avenue.
WY18 consists of two four-story buildings — the Warrington and Wilmington — originally built over a century ago by architects Ernest C. Hunter and G. Neal Bell, and currently being renovated and converted to condominiums by Urban Investment Partners. There are four or five units on each floor at WY18, ranging in size from approximately 400 square feet for studios to 1,316 square feet for two-bedroom, two-bath units. (WY18 offers studios, one-bedrooms and two-bedrooms.)

Both buildings have undergone extensive renovations including the individual condominiums, which now feature modern floorplans with restored hardwood floors and new kitchens with quartz countertops, GE Café Series appliances, under cabinet lighting and glass pocket doors leading to large pantries. The condominiums are also outfitted with amenities like GE stacked front-loading washers and dryers, convenient cell phone recharging and iPod docking stations, and color audio/video access control systems. Each unit is smart-wired for phone, cable and internet, and most units have 9-foot ceilings and balconies.
The buildings and the individual condominiums have all new electrical, heating and air conditioning, plumbing and fire-alarm systems, as well as a shared communal garden with benches and a water feature. The most valuable amenity at WY18 might be the large, multi-level roof decks on both buildings that are outfitted with wet bars, natural gas for resident’s barbeque grills, benches and tables, and last but certainly not least, amazing views of downtown DC.
“This is the sixth condominium project that I have built with my partners at Urban Investment Partners, and I am particularly excited about WY18 because of the buildings’ historic structure, the high-level finishes and the large size of the units,” Steve Schwat of Urban Investment Partners said. “I build homes to a standard that I would like to live in and the units at WY18 meet those standards.”
