With the spring housing market underway, UrbanTurf is taking its annual look at the neighborhood markets around the DC region. Today, we head to Capitol Hill. 

Swift year in and year out, the Capitol Hill market is moving quickly again in early 2021 with sales up 20 percent compared to the same period in 2020. With a contract ratio of 1.01, there is some competition on the Hill and so far this year, about 1 in 3 homes have sold within ten days of hitting the market. 

Below are some additional statistics we picked out about the Capitol Hill market. 

  • $882,500 -- The median home price on Capitol Hill so far in 2021, up 6 percent compared to last year. 
  • $1.010 million -- The average home price for an attached house with three bedrooms, up 5 percent compared to 2020. 
  • 1.45 -- The monthly supply of homes for sale in February, up 36 percent compared to last February. 
  • 83 -- The number of homes sold so far in 2021, up 20 percent compared to last year.
  • 36% -- The percentage of homes that sold in ten days or less.
  • 98.8% -- The average sales price to original list price ratio for homes that sold in 2021.
