From 9 to 17 Units: Proposed Missing Middle Project in the Palisades Doubles in Size

Back in 2020, a DC zoning application proposed replacing a pair of attached homes in the city's Palisades neighborhood with nine units. Now, those plans have grown in size and scope.
Polygon Holdings, LLC has amended the application to now retrofit the two-story houses at 4457 and 4459 MacArthur Boulevard NW (map) into a three-story, 17-unit development. The site is zoned RA-1 (low- to moderate-density residential apartments) and there are other apartment buildings on the block.

The unit mix will include one-bedrooms with and without dens and two-bedrooms; some of the units will have balconies, and two ground-floor units would have private entrances off the front porch. There will be a roof deck amenity, five rear surface parking spaces and an interior bicycle storage room. 2Plys is the architect.
A zoning hearing is scheduled for next month. Additional perspectives are below.
