Montgomery County's Tallest Residences Will Have Fewer Offices, More Condos

JBG’s North Bethesda Market II will still boast the tallest residential building in Montgomery County, but it will have less of an office component than originally proposed.
At a public meeting on Tuesday night, the firm said that it was nixing a proposed office building in favor of more retail and a new 80-unit building that will likely be condos. Still part of the plan is the 300-foot, residential tower with a very striking design that UrbanTurf has written about previously. JBG said the state of the office market played a large role in moving to a more residential-heavy project.
The previous proposal for the project called for 347 residential units in a high-rise structure and a larger complex with 120,000 square feet of retail and 150,000 square feet of office space along Rockville Pike, between Nicholson Lane and Executive Boulevard (map). The new iteration will also feature a public plaza and outdoor cafe attached to the residential buildings, but a movie theater (part of the original proposal) is no longer in the cards.
At the beginning of 2013, STUDIOS Architecture and ArchiBIM released revamped renderings of the project, but UrbanTurf learned late last year that it would likely be awhile until work moved forward on the project.
JBG will now present their revised plans to the county planning board in a few months, which means construction on the first phase — the retail portion, 80-unit building and the plaza — could start in early 2015.
