JBG SMITH Pitches 315 New Residential Units At Two National Landing Buildings

New plans are in the works for two office buildings in Northern Virginia's National Landing neighborhood, including one that was previously leased to Amazon.
JBG SMITH has pitched a proposal to convert the buildings at 1800 South Bell Street and 1901 South Bell Street (map) into more than 300 new residential units. The buildings would be converted under the adaptive reuse process approved by Arlington County late last year, which aims to expedite the transition of obsolete buildings to new uses.
The details for the conversions are fairly sparse, but would include:
- 129 new residential units at 1800 South Bell Street with a retail component
- 186 new residential units at 1901 South Bell Street with a retail component
The 11 and 12-story office buildings on South Bell Street were constructed in the late 1960s as part of Arlington's Crystal Mall development. Recently, 1800 South Bell Street was leased to Amazon before a new office building was pitched to replace it in early 2024. JBG has now pivoted from those plans.
