An Infill Hotel Proposed at North Capitol and H Streets

Another site near Union Station is in line to look a little different.
An application has been filed with DC's Zoning Commission to remodel the office buildings at 899 and 999 North Capitol Street NE (map) and infill a new building with hotel above retail on the existing sunken plaza. Network Realty Partners is helming the development and Parker Rodriguez is the landscape architect; GTM Architects and Hord Coplan Macht are the project architects.

The first development phase would renovate and add more ground-floor retail to the two 1970s-era office buildings along North Capitol Street. Because both buildings have partially sunken and deeply set-back ground floors, the retail expansion is intended to bring the frontage closer to the street.
The second phase would deliver a seven-story hotel to 901 North Capitol Street, with roughly 7,700 square feet of retail on the first and second floors. The hotel design will be primarily red brick with a "jewel box" double-height entrance.
The development is also intended to bring more traffic into the existing plaza, aided by the addition of new seating areas and a loggia with a mural at the base of the hotel. Nineteen below-grade parking spaces will be added to the 591 existing spaces, and the bicycle parking will be increased from 72 to 188 long-term spaces.
A zoning hearing has not yet been scheduled; the development team is expected to present to the ANC 6C Planning, Zoning, and Environment committee on Wednesday evening.
