New apartment buildings planned in Crystal City.

The theme in both the national and DC-area rental market of late has been the steady rise in apartment rents over the last year. A new report sheds a bit more light on how much rents have risen at the top of the market.

Delta Associates released their second quarter Class A apartment report for the DC region this week. Class A apartments are typically large buildings built after 1991, with full amenity packages.

Below, UrbanTurf gathered data regarding what has happened with apartment rents around the region since last June.

In most parts of the region, average monthly rents for apartments have risen above $2,200 a month. The area around Crystal City, Virginia saw rents jump 20% for Class A units since June 2021; Capitol Hill/Navy Yard (17%) and Alexandria and Upper Georgia Avenue (13%) are close behind when it comes to increases.

The table includes just a sample of rents around the region. Email us at editor(at)urbanturf.com if there is another submarket rent that you are interested in.

Note: The rents are an average of studios, one and two-bedroom rental rates at Class A high-rise buildings.
