54-Condo Georgetown Waterfront Development Moves on to Zoning Phase

While the Old Georgetown Board continues reviewing the design concept, the development team behind the condos proposed at 3401 Water Street NW (map) is moving forward to seek zoning approval.

IDI Group has applied for zoning relief related to the width and configuration of the garage driving aisles in the Georgetown waterfront-adjacent property. The proposed development would retrofit the two-story existing building and add five stories to deliver 54 condos above retail/restaurant space, including the return of the Berliner Beer Hall.

A ground-floor garage will provide 13 parking spaces, while a garage on the second floor, accessible from 34th Street, will have an additional 39 spaces. There will also be 18 long-term bicycle spaces. BBGM Architects is the designer.

A zoning hearing has not yet been scheduled.
