French Ambassador's Residence Puts a Portion of Land on the Market

The plot of land for sale at the French Ambassador’s residence.
At an ANC meeting in January, Coldwell Banker’s Alex Venditti informed the Kalorama community that the French Embassy would be selling off a portion of the ambassador’s residential property on Kalorama Circle; its new owner would have their pick of uses.
On Wednesday, that half acre hit the market for $5.6 million. Venditti is listing the property with the Morrell-Roth team at Compass.
While designated as three lots, the properties at the back end of the ambassador’s land at 2221 Kalorama Road NW (map) are being sold as a single parcel and are accessible by a pre-existing entry gate and curb-cut on Kalorama Circle.

The nearly half-acre site is zoned R1B, which allows for matter-of-right development ranging from single-family dwelling(s) to a church or school. This means that in a few years, the property could contain a 40 foot-tall mansion, four 3-story 3,600 square-foot houses, a 60 foot-tall church or school, or a 45 foot-tall community or public recreation center.
The site’s location in a historic district also places stipulations on the development; the brokers have already met with the mayor’s historical preservation agent in preparation to adhere to that protocol. There is no word on whether the apparent interest that this sale is drumming up has anything to do with the incoming administration.
