Deal of the Week: Competitively Priced Victorian Near Lincoln Park

Presently, there are 25 homes for sale within a five-block radius north of Eastern Market with a median asking price of $899,000. The median asking price approaching seven figures might have something to do with why over 100 people visited this past weekend’s open house at 16 10th Street NE. The three-bedroom, two-bath home is attractive for a number of reasons including the unpainted brick facade and iron stairs, the combined kitchen-dining room area and the home’s outdoor space, which includes a rear deck that overlooks a back patio and a small roof deck that looks out at the gardens of the neighboring houses. (There is also a lower level in-law suite with front and rear entrances that currently rents for $1,200 a month.)

But what likely caught most people’s eye was the price tag. Prospective buyers in Capitol Hill will find it fairly difficult these days to find a full house this close to Eastern Market for less than $800,000. At $416, the price per square foot of 16 10th Street NE is well-below market for the area and one of the last homes of this size to sell in the vicinity fetched $789,000 and was under contract in three days.
