The last few deals that we featured in 2011 were in neighborhoods like Cleveland Park and the U Street Corridor, so we decided to head to the upper reaches of NW after getting word that there was a well-priced listing on the market in American University Park.

This three-bedroom bungalow sits about as close to the DC-Maryland border (while still being in DC) as just about any home in the city, and there were three features about the property that caught our eye. First, it has a large lower-level au-pair suite that almost looks more inviting than the home’s main floor. Second, it has a backyard spread over two lots with a flagstone patio and a tree swing. And lastly, the home’s garage has been converted into an artist’s studio.

The home has been on the market for about a week and is priced well given comparable sales in the neighborhood; a slightly smaller three-bedroom not too far away on the same-sized lot sold a few months ago for $780,000.
