DC February Housing Report: Same Old Song

In his latest analysis, Keith Gibbons of DCHousingPrices reports that the February MRIS numbers for DC indicate that “we’re back to the same old routine: volume up, prices down.” This is in contrast to December, when Gibbons reported that sales, dollar volume and prices were higher than the same period last year.
Below are two comprehensive charts that look at average sales prices and transaction volume in February followed by a few highlights.
- Housing inventory in DC included a 9.25-month supply of condos and 7.05-month supply for houses in February. This is a notable increase from December when there was a 5.76-month supply of condos and 4.96-month supply of houses.
- Condo prices dropped about 15.5 percent since February 2008, while home prices were actually up 2.77 percent since that time last year.
- Condo sales volume was up 46 percent since February 2008 and homes sales volume was up 27.4 percent.
