In his latest analysis, Keith Gibbons of DCHousingPrices reports that the February MRIS numbers for DC indicate that “we’re back to the same old routine: volume up, prices down.” This is in contrast to December, when Gibbons reported that sales, dollar volume and prices were higher than the same period last year.

  • Housing inventory in DC included a 9.25-month supply of condos and 7.05-month supply for houses in February. This is a notable increase from December when there was a 5.76-month supply of condos and 4.96-month supply of houses.
  • Condo prices dropped about 15.5 percent since February 2008, while home prices were actually up 2.77 percent since that time last year.
  • Condo sales volume was up 46 percent since February 2008 and homes sales volume was up 27.4 percent.
