Comp and Circumstance presents two “for-sale” homes of roughly similar prices in DC and compares the pros and cons of each. This week, we discuss two recently listed properties around the corner from one another in the NW neighborhood of Crestwood. The price point is between $849,000-$899,000. Charming 1926 Four-Bedroom Tudor

Home buyers often search in specific neighborhoods, which means that they will inevitably end up comparing listings in similar price points. This week, Comp and Circumstance takes a look at two houses around the corner from one another in Crestwood, the neighborhood just north of Mount Pleasant (and home to outgoing Mayor Adrian Fenty). The homes here are large and the location is sought after, as it is nestled in the bend of Rock Creek and Piney Branch Parks and close to Columbia Heights and Adams Morgan.

4301 Argyle Terrace NW is a four-bedroom, 3.5-bath Tudor that is slightly elevated from the street. Built in 1926, it features a living room with a two-story ceiling and a working fireplace, a narrow, but cozy sunroom and a bright dining room. The property also has a top-floor attic/rec room, an attached two-car garage and a very large backyard. While the original woodwork of the home creates a rustic charm, the eventual buyer will likely want to do some updating as well as landscaping both in the front of the home and in the backyard.

Four-Bedroom Craftsman With Expansive Main Level and Back Deck

4107 18th Street NW is a four-bedroom Craftsman-style home that looks sort of Norman Rockwellish with its picket fence and small front porch. The real attraction for this property is the main level, though. It is split into a formal living room with a fireplace, a dining room and a kitchen that opens directly to a large family room. There are three bedrooms on the upper level, including a large master suite with a sitting room, private balcony and his and her closets. There is also a finished basement with a half bath.

Another selling point of the home is the deck off the family room which leads out to a landscaped backyard. For its pluses, the house does have a few (minor) drawbacks. There is light colored carpeting throughout the house (except for the main level), which may be a deterrent for some buyers. This home also does not offer as much parking as the listing above.
