$40,000 Above in Van Ness
This Van Ness townhome went under contract relatively quickly in October and then sold for about a $40,000 premium last week. The large living room has a wood-burning fireplace below a mirror, built-in shelving for books and decorations, as well as some storage. The basement could be ideal for an in-law suite - with a full kitchen, living room space, bathroom and private bedroom. The primary suite upstairs has its own bathroom, office space, a sizeable sleeping area and wall-to-wall windows. Out back there is a whimsical garden, complete with fountains, a detailed archway, a koi pond, a circular sitting area and a long pathway.

A Firehouse Loft For a Price
This 720 square-foot penthouse on top of an old U Street firehouse was on the market for three days before it was snapped up for $10,000 above the list price. With a ski lodge feel, the one-bedroom taps into the history of the firehouse with creative uses of vertical space. Before the owner moved in, he gutted the space and reimagined it in the spirit of history. Along with his father, a local architect, he filled the space with locally-sourced materials — most notably oak wood from Pennsylvania for the floors and a spiral staircase from Baltimore — adding square footage and quirky features like a hidden storage space behind the fireplace in the process.
