Last fall’s revised zoning regulations that offer considerable relief from mandatory parking minimums have put a hold on a 37-unit micro-unit development planned in Logan Circle.

In June 2014 after nearly a year of back-and-forth with a divided Board of Zoning Adjustment (BZA), developers Gregg Busch and Brook Rose received the final variance that exempted the development from providing parking at the project planned for 1456-1460 Church Street NW (map).

However, as a result of new zoning regulations, the parking waiver that the Church Street development was granted is no longer necessary, enabling it to go forward by-right.

In light of this new reality, Brook Rose’s team is taking the opportunity to observe market conditions before proceeding with development. “The project is in a holding pattern while we assess the current development cycle and determine a ideal time to construct,” Rose told UrbanTurf.

The development will likely still be furnished micro-units, which Rose thinks are needed in the city and would be a great use of the Church Street location. Construction permits could be filed as early as mid-2018.

As previously approved, the development would retrofit the three rowhouses on Church Street NW into an eight-story development with a glassy rear addition designed by Peter Fillat Architects.
