101 Affordable Units Proposed for Former School on Buzzard Point: Figure 1

A previously-approved all-affordable development in Buzzard Point may have a second phase in the pipeline.

TM Associates has filed a zoning application seeking design review for a project which would deliver 101 affordable units above ground-floor commercial space, including wrap-around support services for residents administered by United Planning Organization. The building would replace a vacant private school at 1530 First Street SW (map).

The unit mix will be 46 one-bedrooms, 37 two-bedrooms, 10 three-bedrooms and eight four-bedrooms. Eighty percent of the units will be for households earning up to 50 percent of area median income (AMI) and the remainder will be for households earning up to 30 percent of AMI. Twenty-seven parking spaces will be on a below-grade level.

The applicant is requesting variance from loading requirements; the 13,032 square-foot site is also in a Capitol Gateway zone, which requires Zoning Commission design review for all developments. Approved last November, the first phase will contain 76 affordable units above commercial space.

PGN Architects is the designer of both phases. A zoning hearing has not yet been scheduled.
