100-Unit All-Affordable Development Pitched Near Union Market

Another all-affordable development is on the boards for DC. 

Cubed Partners has filed a planned unit development application with the DC Zoning Commission for a 98-unit, all-affordable residential building near Union Market at 1232 4th Street NE (map). The existing building at the site would be razed and a new, 10-story plus penthouse building will be constructed at the site.

The development, designed by PGN Architects, will include 31 studios, 56 one-bedroom units and 11 two-bedroom units. All of the dwelling units will be affordable to income levels at or below 60% of area median income (AMI) with 20% of the units at or below 30% AMI.

The developer plans to have a portion of the ground-floor retail space be used as "maker" space for the community. 

"Currently, the PDR space is being contemplated as an art space that is intended for use by residents and the surrounding community," the application stated. "The space will be used for art focused programming and can be used for after school art programs by neighboring schools such as the Two Rivers Public Charter school."

This new development is just the latest affordable housing project pitched in DC. Two weeks ago, The NHP Foundation submitted plans for a new six-story, all-affordable housing development in Takoma.
