With Amazon Coming, Developer Pitches 800 Units for Crystal City

The Amazon real estate effect in Northern Virginia is being felt from home sales to new development.
Nearly two years ago, the owners of Crystal House Apartments applied to add a building and 252 units to the Crystal City Metro-proximate community. Now, that vision has more than tripled in size.

Roseland Residential Trust has filed a preliminary site plan application with Arlington County to add four buildings to the Crystal House community, delivering 798 units to the 17-acre site near the intersection of 18th and South Eads Street (map).
Upon completion, the entire Crystal House development will have 1,626 apartments and a total of 1,230 parking spaces. The four new buildings are proposed as the following:
- Crystal House III, a redesign of the previously-proposed building, now to deliver 432 units fronting South Eads Street. The 11-story building will also have 407 parking spaces below-grade.
- Crystal House IV, an 11-story, 222-unit building at 22nd and South Eads Streets. There will also be 238 spaces across two below-grade levels.
- Crystal House V, a 7-story building with 81 apartments replacing what is currently commuter surface parking on 22nd Street. An additional 83 parking spaces will be provided on two underground levels.
- Crystal House VI, a six-story, 63-unit building on 18th Street, north of Crystal House I; this building will also have another 63 parking spaces.
The application seeks to rezone the entire site as C-O Crystal City in accordance with the neighborhood's sector plan. The developer is also still committed to delivering a public park at 22nd and South Fern Street. Lessard Design is the architect on the project.
