This week in What X Rents You, UrbanTurf looks in the $1,200 a month range and found a variety of choices for prospective renters in the DC area with this monthly budget.

All Utilities Included in Brightwood One-Bedroom Apartment

This one-bedroom rental is a walkout basement apartment located near the intersection of Kansas and Longfellow Street NW in Brightwood. Not only can the apartment come furnished (bed, couch, table, two chairs for table, ottoman, tv bench, side table) at an additional cost, but utilities, cable and wireless internet are included in the monthly rent. The apartment is available immediately and has a washer/dryer that is shared with an upstairs neighbor and a parking space. Smokers and those with pets need not apply.

Silver Spring One-Bedroom Apartment With a Decorating Credit

This one-bedroom apartment is on the third floor of a 19-unit building near Sligo Creek Park in Silver Spring. In addition to a good-sized living/dining area and a large bedroom, the apartment has an updated kitchen and hardwood floors throughout. The rent covers an off-street parking space and while the unit doesn’t have its own washer/dryer, there is laundry in the building. The $1,209/month includes all utilities, except A/C, and a $65/month “redecorating” credit is being offered to potential tenants, a deal sweetener that UrbanTurf has never seen.

The $1,200 Gallery Place Sublet

One-bedroom rentals for $1,200 don’t really exist down by the Verizon Center, but individual rooms can be rented for that price. A “young female professional” is looking for a woman to sublet the master bedroom in her apartment at 450 Massachusetts Avenue NW starting on October 30th. The sublet would be for one year and the sub-lessee would have access to the building gym, pool and roof deck. With utilities, the total cost per month would come to about $1,325, and the eventual renter must meet a minimum income requirement of $41,000/year.
