It appears that developers are heeding the warning of a looming condo shortage. The Washington Business Journal’s Tierney Plumb reported last night that a lot on the corner of 14th and R Streets NW recently sold for $3.8 million, and that plans are in the works for a moderate-sized condo development on the site.
From the WBJ:
Plans call for 30,000 square feet of ground-up development, which includes 32 luxury apartments, 3,000 square feet of retail, and 18 parking spaces. The concept already has Board of Zoning Adjustment and Historic Preservation Review Board approvals.
The address for the lot, 1634-1638 14th Street (see map here) sits in the heart of Logan Circle, and is fairly prime real estate for a developer. The new condos were designed by Bonstra Haresign Architects a firm responsible for a number of other residential projects in the area including Solo Piazza, the Lofts at 2424 and the Q14 Condominium.
According to Housing Complex, the developer is Habte Sequar of Sequar Development who built the Renaissance@Logan nearby on 11th Street. From Housing Complex: “Sequar says he plans to break ground in early 2010, either January or February and construction will take 12 to 15 months. The units will range from $350,000 to $1.2 million.”
