UIP Files Plans For 130-140 Unit Tenleytown Development

In May, Urban Investment Partners (UIP) presented plans to the community to redevelop a group of commercial buildings along Wisconsin Avenue in Tenleytown. Now, the developer has officially filed those plans with the city.
On Tuesday, UIP and architect Hickok Cole submitted a planned unit development (PUD) application to the Zoning Commission to redevelop the existing office buildings at 4620-4626 Wisconsin Avenue NW (map) into a single L-shaped building with eight floors, 130-140 apartments and 12,119 square feet of retail. Eight percent of the residential units will be set aside as affordable. The existing parking garage, which has 74 spaces spread over three levels and an entrance off the rear alley, will be retained.

UIP anticipates that, if things go as planned, construction would begin on the project in June 2017, and take approximately sixteen months.
The buildings that will redeveloped as part of this project, as well as a few others in the area, were acquired by UIP for development purposes at the beginning of 2016.
