ANC Committee Gives Tentative Support to Planned H Street Project

Douglas Development’s plans to build a six-story, mixed-use development at 501 H Street NE (map) are moving forward.
ANC 6C’s Planning, Zoning and Economic Development Committee voted to support the project on Wednesday night, according to commissioner Mark Eckenwiler.
“Overall the committee liked what it saw, and I’m optimistic we can work through the remaining issues,” Eckenwiler told UrbanTurf in an email. The full ANC will vote on the project next week.
The developer’s plans have evolved since it purchased the property from the H Street Community Development Corporation in 2013 after Jair Lynch decided against building a 48-unit project on the site.
Douglas’ latest plans call for 28 units, up from 26 in the previous iteration, with four studios, 12 one-bedrooms, four one-bedrooms with dens and eight two-bedrooms. The developer has reduced the amount of retail planned for the project by nearly half, to 17,500 square feet from a proposed 30,000. Antunovich Associates is the architect on the project.
