Looking down H Street NE, by NCinDC
Since we last mapped out the developments on tap for the H Street Corridor in 2011, several of the projects have delivered, including 360˚ H and the Giant supermarket. Here is an updated look at the projects that are currently in the planning stages or under construction on the strip.

Capital City Real Estate has a 25-unit condo project at 301 H Street NE in the works. The matter-of-right project will take about 12 months to construct, and should deliver in 2014. Architect Norman Smith designed the six-story building, which sits across the street from 360˚ H Street. The units will be one- and two-bedrooms.
Insight Property Group has plans to build a new project with 450 rental apartments, 74,000 square feet of retail, 442 underground parking spaces, and bicycle parking on the block bounded by H Street, I Street, 6th Street and 7th Street NE. Insight is in the process of acquiring the properties on the site, and has submitted a PUD application for the project, which would include an open courtyard and five rooftop gardens. SK&I Architectural Design Group designed the building. No timeline is in place.

Jair Lynch is planning on creating 240 new apartments along the south side of H Street, between 6th and 7th NE. The developers were issued initial demolition permits in December of last year. The new building will rise nine stories, and Jair Lynch hopes to rent the ground floor space to a restaurant, coffee shop and a market such as Marvelous Market or YES! Organic.
A 16-unit condo project from Wall Development is in the works for 1115 H Street NE. The project website states that the units, which are aiming for LEED platinum certification, will deliver this fall with prices starting in the $300,000s.
H Street Connection
Developer Rappaport Companies plans to build an 8-story, mixed-use project on the site of H Street Connection, a strip mall on the south side of H street between 8th and 10th streets NE (map). The development plan calls for 346 to 423 apartments and over 50,000 square feet of retail. The project is still in the planning stages, and Housing Complex reported last year that developer Gary Rappaport was waiting for the streetcar to become a sure thing before he began the building process, which would involve terminating the leases of the current retail tenants and finding a joint venture partner.
Chosen through a bidding process initiated by the city, the site of the R.L. Christian library at 1300 H Street NE is set to be developed by the H Street Community Development Corporation and Fundrise. The 30-unit building will have a large retail component that will include a local food market and retail incubator for ten local merchants. No timeline is in place yet.
Since we last compiled this list, Valor Development decided to increase the size of The Maia, located at 1350 Maryland Avenue, from 49 units to 84. Construction on the condo project, designed by PGN Architects, is underway. The building will have one- and two-bedroom units.
