The Greenest Capitol Hill Home on the Market

Four years ago around the time UrbanTurf was just getting started, we profiled a Capitol Hill home from the guys at GreenSpur, a DC-based building and design firm that uses sustainability techniques to deliver homes that are energy efficient.
Now, GreenSpur is back with another project that straddles Capitol Hill and Hill East, which will hit the market later today.
The new listing at 1430 Independence Avenue SE (map) is actually the home of GreenSpur principal Nick Cioffi’s uncle. The firm gutted the interior of the three-bedroom house, taking it down to the framework, and then went about making it one of the more energy-efficient homes on the block. The entire process took approximately 8 months.
GreenSpur placed an enormous amount of emphasis on insulation when revamping the home. Spray foam was used to help the roof achieve R40 insulation, and a green roof was installed to help prevent a heat island effect. The insulation used on the walls of the home helped created an impenetrable air barrier. The increased insulation brings the monthly utility costs down to a mere $20-$30 a month.
“Imagine an igloo cooler that has a thermal envelope around it,” Cioffi told UrbanTurf.
Living Room
In addition to a green roof, GreenSpur installed 24 solar panels that are tied into the grid to create electricity for the home. All the windows are double-paned and argon-filled, and the appliances are Energy Star. For the kitchen and bath surfaces, GreenSpur used recycled materials such as mirror, glass, porcelain and quartz, and the sinks, shower and toilets are all low-flow.
