The 4 Projects In The Works Near DC's Starburst Intersection

Today, UrbanTurf continues our tour of neighborhood developments around the region as we take a look at the residential pipeline in and around DC's Starburst intersection. 

The big news in the development pipeline east of DC's H Street Corridor is the resurgence of a plan to redevelop the Hechinger mall and the area around it into a nearly 2.5 million square foot development. Along with that project, there are a handful of other buildings that have either recently delivered or are nearing completion.

Hechinger Mall Redevelopment

The plan to redevelop DC's Hechinger Mall appears to be back on after a long hiatus.

Owner Ashkenazy Acquisition announced earlier this month that it is looking for partners to redevelop the 8.5 acre mall site east of the H Street Corridor at 1518 Benning Road NE (map) into a sprawling mixed-use residential development. 

The general plans for the project calls for up to 2,100 residential units, over 200,000 square feet of commercial space, up to two acres of public open space and over 1,000 underground parking spaces.


Paxton

Foulger-Pratt is near completion on a 148-unit, all-affordable development at Benning Road and 16th Street NE (map). The design of the building accommodates dedicated program space for the Permanent Supportive Housing (PSH) provider and Community of Hope to facilitate support of the families residing in the units set aside for PSH. The new project could deliver this summer. 


1701 H Street NE

A 180-unit building with 15,000 square feet of ground-floor retail at  1701 H Street NE (map) is currently leasing. There are eleven Inclusionary Zoning (IZ) units for households earning up to 50% of area median income (AMI) and six units for households earning up to 80% of AMI. The building has 45 below-grade parking spaces. Grubb Properties is the developer and WDG Architecture is the designer. 


1801-1805 Maryland Avenue

Plans were filed with DC's Board of Zoning Adjustment (BZA) back in 2021 for a 28-unit development at 1801-1805 Maryland Avenue NE (map). Eleven of the residences will be two-bedroom units and the remaining apartments will be one-bedrooms. The building, designed by Square 134 Architects, will have three surface parking spaces and ten bicycle parking spots.
