If you want to get a handle on the DC neighborhoods that have the most competitive housing markets, the median days on market is a good metric to start with, as it shows you where homes are selling the fastest.
Today, UrbanTurf parses the median days on market data for legal subdivisions around the city to see where homes have been selling the quickest in 2018.
The five fastest-moving submarkets are seeing homes sell much quicker than they were in the first four months of 2017 with the exception of Mount Pleasant. Mount Pleasant is the only neighborhood that has been a consistent entrant in the most competitive race and the only neighborhood in the top six where homes are selling slightly slower than they did last year.

Lily Ponds and Anacostia are new to the quick sale race, but their historic housing stock and relatively affordable prices (with median sales prices of less than $330,000) undoubtedly make them attractive to buyers in this high-demand city. Lily Ponds, which sits east of the River between Kenilworth Avenue, Benning Road and East Capitol Street NE, is the only neighborhood in the top six where homes are selling for more than 100 percent of listing price (101.1 percent, to be exact), on average.
An honorable mention, tied with Mount Pleasant with listings selling at a median of 9 days on the market, is the legal subdivision of Old City #1, commonly identified as straddling NoMa and the H Street Corridor between 2nd and 15th Street NE, south of Florida Avenue and north of F Street.
