430 Units Across 27 Acres: The Redevelopment Underway at Glenarden Hills

While Prince George's County considers the future of the corridor between Landover Mall and Morgan Boulevard Metro after plans for a new FBI headquarters were shelved, a redevelopment is in the works at the study area's northernmost corner.

Developer Pennrose, in partnership with the Redevelopment Authority of Prince George’s County, is currently constructing the first part of what will be a multi-phase residential redevelopment on the 27-acre former site of the Glenarden Apartments on Brightseat Road (map). The project broke ground a year ago and will eventually deliver 430 mixed-income dwelling units, including nearly 100 townhouses.

The first phase will deliver 114 units across 9 buildings, including a four-story building with 46 one- and two-bedroom units for seniors and a 5,900 square-foot community clubhouse with fitness center, kitchenette, grilling stations and "tot lot" (read: children's playground). Another 68 mixed-income, family-sized apartments will be spread across units which resemble townhouses.

The second phase will deliver the remaining portion of the senior project, with an additional 55 units, as well as two pools and open recreational space. The final two phases will deliver mixed-income, two- and three-bedroom townhouses and stacked flats.
Other redevelopment partners include B&W Solutions and SHABACH! Ministries; Marks, Thomas Architects and Arel Architects are the designers.
The 578-unit garden apartment complex, which spanned dozens of buildings, was razed following years of neglect in 2014. The next development phase is expected to break ground in the third quarter of 2019.
