The 500 Units Headed to the H Street Corridor

Once one of the District's most construction-filled corridors, over 1,600 new residential units have delivered on the H Street Corridor in the past few years. Now, as the redevelopment and resurgence of the corridor continues to migrate eastward, only a handful of residential projects remain in the pipeline.
Today, UrbanTurf is revisiting H Street to see where residential developments are still on the boards.
Urban Pace is expected to begin sales soon on the 23 one- and two-bedroom condos at 646-654 H Street NE (map). The boutique building, designed by PGN Architects, will also have 13,750 square feet of ground-floor retail or office space. Each condo will have private outdoor space, and six of the units will be penthouse duplexes. Five surface parking spaces will also be available. The project is a partnership between Rock Creek Property Group and Cornerstone Development Group
Ashton Park
District Development and PGN Architects are working on creating a 10-unit hotel/apartment hybrid across four floors above the Parks Hardware building at 920-922 H Street NE (map). Units can come furnished or unfurnished, can be leased for as short as two months, and will run the gamut from a 471 square-foot studio to a 980 square-foot two-bedroom penthouse with in-unit elevator. Amenities will include on-demand laundry and housekeeping services. There will also be a 3,663 square-foot bi-level restaurant space on the cellar and ground floor with a rear patio.

Redevelopment of the superblock between 7th and 9th Streets is in the homestretch. Rappaport, W.C. Smith and the Lustine family are constructing an 8-story building on the former site of the single-story H Street Connection strip mall that stood at 801-957 H Street NE (map), delivering 420 apartments above 44,373 square feet of retail. There will be 430 below-grade parking spaces, including 126 spaces for retail. The project will likely be complete this year and will host a location of the Solidcore boutique gym.
Construction is wrapping up two blocks away at 1111 H Street NE (map), where Monarch Urban has added three stories atop the single-story retail building on the site. McWilliams|Ballard is in the midst of selling the six condos, each of which will have outdoor space. The Square 134 Architects-designed building will deliver in March.
The affordable four-story mixed-use development at 13th and H Street NE (map) is also nearing completion. H Street Community Development Corporation, Insight Property Group and Rise Development are helming the project, having signed a 99-year ground lease for the city-owned land. The Baldwin replaces the RL Christian Library with 33 apartments above 5,905 square feet of commercial space. The units will all be affordable to households earning 30 or 50 percent of area median income. Maurice Walters is the architect.
Bearden Arts and the Taurus Development Group plan to add two stories and a five-story rear addition to the three-story building at 1341 H Street NE (map) which currently houses Bullfrog Bagels and the Star and Shamrock tavern. Upon completion, the site will have additional retail, office space and residential with underground parking. Previous plans, as approved by the Board of Zoning Adjustment in 2016, would have added 8 or 9 residential units and 14 spaces of below-grade parking.
Correction: The project formerly known as the RL Christian Apartments is now The Baldwin. Also, building permits have not expired for 1341 H Street NE, and the rendering has been updated for this project.
