Similar to the residential pipeline along the H Street Corridor, which UrbanTurf revisited recently, the 14th Street corridor is also quieting down as work wraps up on a handful of in-progress developments. While last year's delivery of The Liz may eventually include a bricks-and-mortar Amazon retail outlet, and the Studio Theatre is expected to get a makeover, news has been fairly sparse along the corridor otherwise. Below we take a look at the residential developments still in the works.
The block-long redevelopment of the commercial strip that previously housed Martha's Table (map) is underway. Seven stories will be appended to the restored historic two- and three-story commercial façades and the historic garage on the site, and the project will eventually deliver 233 residences, 39,382 square feet of arts and commercial space, and up to 75 below-grade parking spaces. Madison Investments is the developer and Perkins Eastman is the architect. The project will deliver next summer.
Correction: The article previously misstated the extent of construction progress on the site.
Work is not yet complete at 2213 14th Street NW (map), where Eisen Group and Ellisdale added four stories of residences to an existing three-story commercial building. The project, which was expected to deliver last October, will deliver 56 apartments above 5,321 square feet of ground-floor retail and 15 below-grade parking spaces.

Work also continues at the hop-back mixed-use development slated for 1714 and 1716 14th Street NW (map). Coba Properties is combining the attached commercial buildings to the two-story carriage houses at the rear of their lots to deliver eight loft apartments, each with outdoor space, above two floors of office. Akseizer Design Group is the architect and the interior designer.
Barrel House Liquor Redevelopment
Work is also underway at the former Barrel House liquors site at 1341 14th Street NW (map), incorporating the iconic barrel façade into a mixed-use development. Helmed by Metropolis Development Company, a seven-story building will deliver 37 apartments above retail. Bonstra|Haresign Architects is the designer.
