Development along the Maryland side of the Rhode Island Avenue corridor continues to chug along. Below, UrbanTurf takes an updated look at the residential projects on the boards from Mount Rainier to Hyattsville to Riverdale. A 97-unit development with ground-floor retail is in the works for the site of a pop-up dog park at Eastern and Rhode Island Avenues (map). The building will have a gym and a rooftop pool, along with 99 below-grade and 10 surface parking spaces. The unit mix will include one-bedrooms with and without dens and two-bedrooms, as well as two-level penthouse units. IFG Group is the developer. The development is expected to deliver in 2025.
Urban Investment Partners is working on a project that would deliver 284 apartments, 32,000 square feet of retail, and a pedestrian plaza with benches, water features, and outdoor dining to the 5300 block of Baltimore Avenue (map).

The Riverfront at West Hyattsville
A proposed development from Gilbane Development Company would deliver 750 units above 15,000 square feet of retail for the eight acres west of Ager Road and Lancer Drive (map). The overall development has already incorporated improvements to the Anacostia River Northwest Branch Trail and will also deliver 4.5 acres of public parkland with an amphitheater.
East-West Highway and America Boulevard
Perseus TDC has plans in the works to build an eight-story, 316-unit building on the surface parking lot at 6400 America Boulevard (map). All of the units will be market-rate, with 80 two-bedrooms and studios and one-bedrooms for the remainder. The developer hopes to start leasing in June 2024.
The Dewey Development
A 529-unit development is on the boards at Adelphi and Toledo Roads (map), part of the Dewey property at Adelphi, Belcrest, and Toledo Roads (map). Development at the site is also expected to produce some retail and additional townhouse-style units in partnership with Stanley Martin.
A townhouse development is on the boards across the street on the 33-acre Landy property at Belcrest Road and Toledo Terrace (map). The first phase would deliver 131 townhouses; according to 2018 approvals, the site could eventually contain a total of 331 townhouses. Marvin R. Blumberg Company is the developer.
Buildings 7 and 8 at The Station at Riverdale Park
These plans would add two apartment buildings with 625 units to the site where where the property abuts the CSX railroad tracks (map). The donut-shaped, seven-story Building 7 would deliver 338 apartments, while the S-shaped, six-story Building 8 would have separate sections for senior living and market-rate units. Each would also have a six-story parking garage with up to 507 and 441 respective spaces. A restored Rhode Island Avenue streetcar would also be retrofit into 450 square feet of commercial space in a plaza near Building 7.
