Could your home be described as a "modern farmhouse"? If so, it may enhance the price when you decide to sell.
A recent Zillow analysis examined listing language and sales performance from thousands of for-sale homes in 2018 and 2019. Homes described as modern farmhouses sold for approximately 10 percent above their original list price, on average.

Other listing language that seems to enhance home prices, per the report:
- Waterfall countertops -- 9.4% premium
- Moroccan tile -- 7.3% premium
- Craftsman-style homes -- 6% premium
- Exposed brick -- 6% premium
Zillow points out that it is not solely the inclusion of these terms that bumps up sales price.
"The most likely explanation for these results is that for-sale homes with these kinds of features in their descriptions may be of generally higher quality all around (or are at least perceived to be), in ways that are difficult to observe or quantify but which tend to lead to a higher final sale price," the report states.
That being said, here is a "modern farmhouse" listing that sold last year in Arlington at a hefty premium.
