Takoma Park Exploring Redevelopment of Washington Adventist Hospital Campus

Takoma Park is not known for being hospitable to new development (no new apartments have been built there in over four decades), but a change to the area's master plan may put a hospital on the path to redevelopment. 

Last week, the Montgomery County Planning Board gave Takoma Park the green light to shrink the scope of its 2000 Master Plan to focus on the former campus of the Washington Adventist Hospital and University off Carroll and Flower Avenues (map). The hospital relocated to White Oak in 2019; its first building was constructed in 1907.

The new study area also includes a portion of the Maple Avenue corridor that abuts the former hospital site, straddling Sligo Creek and terminating at Philadelphia Avenue (map). The latter area includes much of Takoma Park's multifamily housing stock and public amenities like the community center/library and Piney Branch Elementary School.

The amendment process is expected to examine zoning, public space, safety in multi-modal transit, and how new residential construction can take place in the study area.

A report is expected to be released in May of next year with a final draft submitted to the Planning Board in December 2022; in the meantime, a survey is active and the city is doing outreach this month at its farmers' market.
