There are a number of appealing qualities to Urban Investment Partners’ (UIP) recent renovation of Kenyon House, a 49-unit apartment building -- located 1349 Kenyon Street NW (map) -- with 30 apartments for rent. And right now, the property is offering a slew of generous specials for move-in dates before August 15th.
In addition to the 1920s detail, the meticulous renovation, and fantastic finishes, the prime location of Kenyon House, just one block from the Columbia Heights Metro station on the Yellow and Green Lines, earned the address a walkability score of 91. Or, in the words of WalkScore.com, a “Walker’s Paradise.” Development over the past decade has made Columbia Heights one of the city’s hotspots, putting Kenyon House squarely at the center of a cultural and business hub. The building is now steps from restaurants (The Heights, Pho 14, RedRocks Firebrick Pizzeria), grocery stores (Giant), bakeries (Sticky Fingers) and bars (Wonderland Ballroom).
UIP purchased 1349 Kenyon Street NW back in 2010, and has spent the last two years upgrading, repairing and restoring the building's one-bedroom and studio apartments, while adding 9 new apartments to the garden level. The halls and lobby have been completely renovated with high-end finishes, giving the building the feel of a well-designed boutique hotel, but historic details, like the building's mid-1920s facade, have been kept intact. The building is now protected with a keyless entry system and the lower level will soon include secure bike storage. The apartments have all been significantly upgraded with restored antique oak floors, central heating and air conditioning, in-apartment washers and dryers, kitchen islands, granite countertops and stainless steel appliances. Many of the them come with extra space in the form of dens and balconies.
While 21 one-bedroom and studio apartments are currently available for rent, UIP anticipates that the 9 garden-level apartments will also be available by the end of August. Kenyon House studios range in size from 410 to 590 square feet and are priced from $1,740 to $1,771 a month. One-bedroom, one-bath apartments range in size from 570 to 645 square feet and start at $2,278 per month; one-bedroom, one-bath apartments that come with dens are priced starting at $2,341 per month.
If you are looking to be a little further east, over by “cool Petworth”, you can take a look at The Quincy at 811 Quincy Street and The New Hampshire at 3800 New Hampshire Avenue, two UIP apartment buildings across the street from the Petworth Metro station that offer similar, if not the same, finishes and amenities as Kenyon House.
