Stepping out of the Anacostia Metro station, Washingtonians will soon find a new residential development in a neighborhood promising enormous change over the next decade.
Developed by William C. Smith & Company, Sheridan Station is a $100 million development offering new rental apartments, condos, and townhomes. The Lofts at Sheridan Station Apartment Building is fully leased up and the model unit for the Townhomes opened this weekend. A sales center and additional model unit for the condos will open up in April.
Sheridan Station is located at 2516 Sheridan Road SE (map), one block from the Anacostia Metro station (Green Line) and three blocks from Historic Anacostia, an architecturally and historically rich neighborhood about five minutes from downtown DC by car. Historic Anacostia is at the outset of an exciting rebirth that is bringing a new influx of residents and businesses to the area.

The Lofts rental apartments are located at the center of Sheridan Station and include 1- and 2-bedroom units. The Townes, 8 individual for-sale townhomes ranging in size from 1,452 to 1,964 square feet and priced starting at $279,000, surround The Lofts. Three of the eight units went under contract prior to completion. The City Homes section of Sheridan Station consist of two-story condos, combining spacious 2- and 3-bedrooms units with perks of condo living like sweeping views of the city. Prices on the City Homes start in the low $200s. These units range in size from 1,200 to 2,100 square feet. All units have special financing options available for families earning under $86,000 a year.
Both The Townes and City Homes are seeking Energy Star certification and were designed by SK&I Architectural Design Group. The distinctive architectural details includes brick and Hardiplank siding, as well as stainless steel appliances, granite countertops, and engineered wood floors. The majority of units have garage parking.
