Skanska's New 275-Unit NoMa Building Breaking Ground Soon

Today, Skanska announced financing for the 275-unit building it has planned at 44 M Street NE (map). Dubbed OZMA, the 13-story project will include roughly 7,900 square feet of ground floor retail and almost 34,000 square feet of indoor and outdoor amenity space.

The amenities will include a rooftop pool deck, "tranquility cabanas", and an atrium connected to a Japanese-style tearoom. Handel Architects is the designer.
Part of Skanska's Tyber Place development, the site was initially supposed to house the second office building before the developer pivoted to residential earlier this year. The third building at Tyber Place was the 326-unit Resa project, which Skanska sold in 2019.
OZMA is expected to break ground this month and deliver in 2024.
