Seven-Story, 213-Unit Project Pitched For Twinbrook Parkway in Rockville

A new residential project is back on the boards for Twinbrook Parkway in Rockville.

Fairstead has filed a sketch plan amendment and a site plan application in Montgomery County for a seven-story, 213-unit all-affordable apartment building at 12500 Ardennes Avenue (map). The building will have a minimum of 25% moderately priced dwelling units (MPDUs) and approximately 106 parking spaces, in addition to public open space and a number of private amenities. 

This is the second iteration of a project planned for the Rockville address. Back in 2019, Ardennes Partners LLC pitched a seven-story, 225-unit apartment building for the site that was approved by the county's planning board. That concept did not move forward, and Fairstead acquired the property earlier this year. 

An interesting wrinkle is that the development site is home to one of the country's largest crabapple trees; the tree will likely need to be moved before the development moves forward. 

The new concept, designed by SK+I Architecture, will go before the Montgomery County Development Review Committee later this month. 

Note: An earlier version of this article stated that the crabapple tree had already been removed from the site.
