Seven Condos Proposed in Shaw Historic District

The Shaw residential pipeline may be growing by a handful.

The owner of the three-story building at 1400 9th Street NW (map) has applied for Historic Preservation Review Board conceptual approval to replace it with another three-story building, delivering seven condos and a ground-floor commercial space.

The entrance for the resulting walk-up building would be on 9th Street, and there would be units on the cellar level and shared terraces on the second and third floors. Except for a two-bedroom on the third floor, all of the units would be one-bedrooms.

The application describes the existing building as "at risk of collapse", and the site is zoned MU-4 for moderate-density mixed-use. It seems likely that the project will need zoning relief in order to exceed the lot occupancy and not provide a rear yard; as a result, the project may opt in to provide an Inclusionary Zoning unit.
